Location Description:
The ranch is located approximately 5 miles south of the town of Comanche, Texas on FM 573 a paved county road. Comanche is approximately 2 hours from Dallas/Ft Worth, 3 hours away from Austin, and 3 1/2 to San Antonio.
Terrain:
The ranch has a nice roll in the terrain. The northern side of the property has a little higher elevation to it and a little rocker country. The south side of the ranch is more bottom country with on dry creek running through the south portion of the ranch. The creek has lots of red and live oak, as well as some pecan trees.
Water:
The ranch is watered with one electric pump and one windmill. The one electric pump has a nice, insulated well house. There are 3 ponds on the property, one being around a half an acre and the other two are small but could be larger with some cleanup work.
Improvements:
The improvements on the ranch consist of one older home. The house needs a little TLC but appears to be in working condition. One of the best things on the ranch is a newly constructed high fence around the entire perimeter of the property.
Recreation:
All native species for the area are on the property, including white-tail deer, turkey, some quail, hogs and other predatory species

This is a very nice ranch and in a great locating being so close to Comanche. With very little work to make it your own, this ranch would be a great hunting place for the family or corporate retreat. It should be noted that there is Oak wilt reported in Comanche County.
