Simpson River Bend Ranch
The River Bend Ranch fronts on Texas Highway 208, ½ mile South Robert Lee, TX and 32 miles North of San Angelo, TX.
This level to gently rolling ranch has a dense cover of mesquite and brush, there also is some cedar. Grass cover is good with a mix of native and improved grass. Soils are very good and are conducive to reclamation. There is over 7,000 feet of Colorado River frontage with good bottomland soil.
Domestic water is provided by a treated rural water system line. There is one pond and several holes of water in the river.
There is a nice sized 3-bdrm/2 bath house/cabin with a large windowed porch. There are 3 nice open sheds and an enclosed shop building. There is a large historic reconstructed rock barn, currently used as wildlife trophy room, but could be converted to a nice lodge.
A good population of Whitetail Deer, Rio Grande Turkey, Hogs, Dove and Quail find their home on the ranch.
It is unknown what the mineral ownership might be, but all owned will convey.
Possession of the house can be in July 2020 with use of Ag land beginning up on close of sale.
