    Location Description:

    Located in Western Runnels County northeast of Bronte, TX on County Road 104. From Bronte on Highway 277, continue north for 1 mile and turn right (east) on FM 384. Close to 4 miles turn left (north) on CR 215. Continue north on CR 215 for about 2 miles and take a left turn to continue along the same road which will change to CR 104. The property will be on the right side (east) on CR 104. Look for sign on the gate.

    Terrain:

    The tract is fairly level with some slight slope on the west end of the farm. The fields are being grazed by cattle and are in abundance of volunteer wheat, oats and Johnson grass.

    Water:

    There are two water wells. One is equipped with a submergible pump and the other is cased. Three earthen tanks plus the Wagon Tire Creek, a wet weather creek, also supply water for livestock and wildlife.

    Improvements:

    Fencing has been replaced with new 5 strand barb on three sides. Fencing along Oak Creek has not been replaced and is adequate considering Oak Creek is all high banked. There are some fenced corrals that need some attention, an alley made of cross ties and a catch pen at one of the earthen tanks. They are old but usable.

    Recreation:

    Hunting could be considered good. Owners are ranchers/farmers and have not hunted the property. Evidence of quail, turkey, dove, and white tail deer exists.

    Taxes: 2018 taxes $1,492.46 with agriculture exemption.
