The RM Ranch is located Southwest of Abilene Texas, just off US Hwy 277 on FM 1235. Abilene
city limit is 7.8 miles. Buffalo Gap Texas is 5 miles on FM 1235.
Terrain:
The terrain is level to sloping with some areas of hills. Tree cover is primarily mesquite with some scattered cedar. Various browse plants (brush) are found throughout the ranch. Grass on the ranch are all a native variety. There is approximately 78 acres of cropland (Bird Fields) and game plots.
Water:
Domestic and livestock water is provided by an underground water district. There is currently 2 active meters. There is 5+ earth ponds on the ranch. Some are stocked with fish.
Improvements:
Main headquarters improvements consist of a 520 sqft. kitchen, bath, and bedroom/living area cabin (good condition) a nice metal shop/barn and a large 3-sided equipment shed. There is a good set of steel working corrals in a holding trap. Exterior fences and cross fencing are excellent to very usable in condition. Seller had planned to build a new home on the ranch and has constructed underground electric and water to the site. An overly substantial septic system is also in place at the proposed building site.
Recreation:
The ranch supports trophy quality white tailed deer, probably rio grande turkey, dove and quail. Feral hogs are there as a bonus for hunters. There is also a shotgun shooting range. Fishing is available in some of the many earth ponds.
