11 miles Northeast of Aspermont, TX. From Aspermont take FM 1263 to FM 1835 to CR 231, at that point go north approximately 4 miles and the property will be on the left side (west of CR). The ranch has 1 mile of county road frontage on CR 231. The county road is in good shape.
This is a very diverse ranch with an excellent stand of grass. The topography ranges from rolling mesquite flats to rough limestone country. The grasses are all native, predominantly side oats grama, little blue stem, curly mesquite, Texas winter grass, etc. The flat land is mostly mesquite and the hills and canyons are mostly juniper and other native brush. There are several scenic canyons throughout the ranch with flat easy country in between.
The Salt Fork of the Brazos River is the boundary in the SW part of the ranch. The river makes a bend there and is several hundred feet below a huge bluff. The ranch sits on the high bank of the river. There are a couple of small tanks on the north end of the property but are very low now, due to the drought.
