    Location Description:

    Approximately 2 miles North of Cornudas, Texas on Mayfield Ranch Road off of HWY 62/180 and about 50 miles East of El Paso in Hudspeth County, Texas. North boundary of the ranch is on the New Mexico border.

    Terrain:

    This ranch is primarily made up of gently sloping country from 4,400’ and up to around 5,600’ in elevation. This ranch has some scenic rugged hills that drain from canyons down to shallow draws with good native grass cover, yucca, Spanish Daggers, Ocotillo, and grama grass.

    Approximately 40 sections are State Mineral Classified whereby the State of Texas owns the minerals, however the surface owner has the leasing rights and shares in any bonuses, delay rentals, or royalties on a 50/50 basis. There are also approximately 9 sections that have fee simple ownership. One of the owners will transfer to Buyer an equivalent of 25% of their owned minerals.
