    Location Description:

    Approximately 8 miles Southwest of historic Mason, Texas on FM 1871 then East 1.6 miles down Camp Holland Road to the cattle guard. From Camp Holland Road the property lies approximately 8/10ths of a mile down a newly constructed easement road to the main gate.

    Terrain:

    The Llano River Ranch is gently rolling to steep mountain hill sides with spectacular views of the Llano River and much of Mason County. Pecan trees, large Live Oak, Juniper and Mesquite are the primary trees for the canopy for the ranch. Much of the landscape has been strategically groomed to accentuate the Pecan and Live Oak trees across the ranch opening up the rolling terrain and the true beauty of the ranch. There has been some awesome lookout points/ homesites made with beautiful views of the countryside including much of Mason County and the Llano River bottom. An extensive amount of road work has been done on the ranch allowing access to areas that had historically been difficult to get to places on the property.

    Water:

    This well watered ranch has over 3400 feet of beautiful Llano River frontage with large, deep holes of water and some fast moving rapids in between thus making the river well suited for fishing and any recreational needs. Most of the river can be accessed by a vehicle and the rest can be accessed by foot, allowing the entire river to be utilized. There is also a windmill located on the ranch that follows into a concrete storage tank and then overflows into a dirt tank.

    Recreation:

    Because of the river, there is an extensive amount of game on the ranch, lots of Deer, Turkey, Feral Hogs, and some excellent fishing, including Catfish (some big Catfish), Large Mouth Bass, Perch, and other native fish species.

    All owned minerals will convey with the ranch; the seller believes he owns 50% of the minerals to be conveyed
