    177.38

    County:

    Runnels

    Price:

    798,210.00

    General Overview:

This property is a DIAMOND IN THE ROUGH. Approximately 2,400 feet of Colorado River frontage, grasses knee high, total electric rustic weekend cabin and conveniently located. Under the same ownership since early 1980’s, this property has not been overgrazed nor over hunted. Fencing is fair to good. Opposite side of the river is high bank which helps prevent livestock from crossing the river. Approximately 112 acres is field with a mixture of good grasses..switchgrass, side-oats grama, Kleingrass, and other variations. Remaining acreage consists of cedar, mesquite and some pecan trees at the river.

    Location:

From County Road 297, Runnels County, property is 4/10’s of a mile down a private dead end lane. Approximately 8 miles west is the town of Bronte, Coke County, Texas where groceries, fuel, ranching/farming supplies can be purchased plus a recently remodeled motel.

    Terrain:

Elevation slopes from west to east and to the river. Brush has grown in the last several years at the river due to lack of owners being present. Some tender loving care will make the river bank beautiful again. The field consists of sandy soil with the river area being potter soil.

    Water:

The water well was drilled around 2004 and is in close proximity to the cabin. The one earth tank has some water at present. This area has been in a drought for several years. Ample rainfall would allow the tank to conserve more water.

    Improvements:

A rustic metal cabin is total electric and built on concrete slab. Cabin has metal roof as well.

    Recreation:

Hunting for whitetail deer , varmints, turkey, quail and dove should be good. This ranch is quiet and makes a perfect place with the cover at the river for deer and turkey to call home. Axis deer have been seen on the ranch as well. Fishing and kayaking at the river, 4-wheeling, horseback riding and hunting for old relics can be enjoyed by all.

    Minerals:

Sellers will convey ½ of currently owned minerals.
