    Location Description:

    The ranch is located in northern Irion County, Texas. The property borders Highway 163 approximately 2.5 miles South of the Middle Concho River.

    Terrain:

    Very scenic and historic ranch with rolling to rocky hills with junipers, mesquites, persimmon, and other native brush species. The ranch contains all native grasses and has been brush sculpted in areas opening up the land and making for some nice hunting and lookout spots.

    Water:

    There are 4 water wells on the property with all new solar pumps. Each well ranges in depth from 100 to 180’. Every well on the ranch produced 8 to 10 GPM when drilled. One water well feeds the house, another feeds a concrete tank that is used for swimming then overflows into a livestock/wildlife water trough. The other two pasture wells feeds troughs and small ponds around the cleared areas, giving some nice wildlife hotspots.

    Improvements:

    The house is a newly constructed barndominium that is approximately 1300 SQFT with front porch and nice sitting and cooking area in the back. Water to the house area is supplied by a solar well that feeds into a 1500-gallon poly storage tank, and two small overflow ponds near the house. An insulated well house with new pumping equipment feeds water into the house from the poly storage tank. The 2 GPM solar pump system makes approximately 1000 gallons of water/day. Next to the house is a nice, covered metal parking area to park equipment and/or storage. There are 6 deer blinds, 4 corn feeders, 3 protein feeders and waters set up at each hunting spot that will convey with an acceptable offer.

    Recreation:

    The ranch is considered to be an excellent low fenced hunting ranch with large neighbors, including the 200K+ acre Rocker B Ranch bordering part of the western boundary. The area is predominately long-term family ranches and is considered to be a trophy spot for whitetail deer in the region. For management purposes, the ranch has been enrolled into the Texas Parks and Wildlife - Managed Lands Program (MLD III/Conservation Option), with the extended rifle season and biologist approved tag allotment. The new owners could choose to continue the program, or not, for the 2023 season, but the enrollment applications have been submitted for 2022.

    Comments:

    This ranch is set up and ready to go for the new owner. It is hard to find this size of a low fenced hunting ranch, in such a good location, making it very unique. The ranch is conveniently located about 1 hour from San Angelo and 1 hour and a half hours from the Midland/Odessa area.
