    Location:

    Approximately 8 miles south of Sonora on Hwy 277 then west approximately 5 miles on county rd. 405 known as “Aldwell road” to the ranch. This road is all paved to the ranch.

    Terrain:

    Very scenic historic ranch with gently rolling hills with lots of live oaks, junipers, mesquites, persimmon, and yaupon. This ranch contains all Native grasses. The ranch is divided into 4 pastures and 2 traps. Fences are in fair to good condition. There are some old gas well locations, pipelines, and some current production.

    Water:

    There is one windmill with storage. There are 4 submersible pumps serving water to the ranch. one of those pumps serves a large newly constructed earthened tank. There is a rock constructed tank at the ranch house that is perfect for a good swim as well. Underground water is considered good and strong!!

    Improvements:

    A totally remodeled, very nice, 3/2 home with large living area and porch. This house is perfect for that weekend get-away or for a hunting lodge. Very nice kitchen and utility room as well. A really nice set of steel corrals and three separate barns/buildings located at headquarters.

    Minerals:

    The owners of this ranch will convey 25% of the mineral interest owned by them under this surface.

    Remarks & Hunting: Remarks & Hunting: This ranch was part of the historic Aldwell Ranch. Really nice improvements! Hunting is considered good with whitetail deer, axis deer, and even blackbuck antelope. Lots of turkey and dove as well! Fall 2022 game Survey is as follows: 140+ Axis, 90+ Whitetail deer, 20 Barbados, and 2-3 groups of Black Buck.
