    Location Description:

    Approximately 10 miles Southwest of Comanche, TX on FM 590 ½ mile of blacktop frontage.

    Terrain:

    The Ranch is level to slightly rolling with some small hills & valleys. There is approximately 125 acres in black land cultivation consisting of Denton silty clay and Krum silty clay. This is very good farmland which is currently used to grow wheat and hay. The remainder of the place is scattered Live oak to thick Live oak with very little Cedar & Mesquite. The native grasses are abundant and thick, this is an excellent cow place.

    Water:

    Comanche Springs ranch is known for its water, there are 5 tanks all stocked with fish, 5 water wells and a spring fed creek that runs most of the year. All of the wells have electric submersible pumps, and most have a well house around them. If you like a ranch that has lots of water you need to look at this one!

    Improvements:

    The Comanche Springs Ranch is turn-key with recently built improvements such as a house, large equipment barn, pipe working pens, sheds, Etc.… The two-story house was built in 2014 and consists of nearly 2,000 sqft with over 1,000 sqft of porch. It has 3 bedrooms and 3 bathrooms with a large kitchen/living room area. The Master bedroom is upstairs and has a attached sitting room with lots of windows that provide incredible views of the ranch. There is an 1872 sqft garage/shop attached to the house. In between the house and front gate is anew set of pipe working pens with a large shed over the squeeze chute pen. Across from it is a shop/barn around 4,000 square feet. It has water and electricity w/a concrete floor and is foam insulated, this is a very well-built improvement. Also, there is a shed built off the west side of this barn.

    Recreation:

    This is a great hunting/fishing ranch, there is lots of deer & turkey plus lots of bass in the tanks. The current owner has been feeding the deer the last few years but hasn’t taken any. There are some really nice bucks on this place. The dove hunting in the sunflower field is excellent. There are no high fences bordering this ranch.

    Minerals:

    Seller will convey ½ his minerals and all of his executive leasing rights. He has had a mineral search done and more information can be provided upon request. There is no oil or gas production on the ranch or in the immediate area.

    Comments:

    In my opinion this has it all; great access, minerals, water, incredibly scenic with tons of Live oak, great improvements and lots of wildlife. It is still operated as a working cattle ranch and produces big calves every fall. If you want the full package, Comanche Springs Ranch deserves a look!
