    Location Description:

    The Butterfield Peak Ranch is located in Coke County Texas, 6.5 miles south of Robert Lee, Texas on Texas highway 208 and 19 miles north of San Angelo Texas, a major west Texas market hub.

    Terrain:

    Terrain & Vegetation: Primary tree cover is mesquite, juniper and a few live oak along with various other tree and brush species. The ranch has been managed in a rotational grazing plan and has a good variety of native grasses. The terrain changes gradually from gently sloping to near level lands on the east, at 1900 to 2000 feet in elevation. The next level, gently sloping to slightly rolling with elevations 2000 to 2100 feet. The west end of the ranch with elevations of 2200 to 2400 feet provides scenic mountain views from the canyon bottoms to views of the Colorado river valley from the mesa tops.

    Water:

    One electric pump water well supplies an excellent distribution system. Every pasture appears to have at least two drinking tubs plus several pastures have earth tanks. At one time there were four additional water wells now abandoned for various reasons. There are several large concrete water reservoirs, 20 and 30 ft.

    Improvements:

    There are minimal building improvements on the ranch. The only building is an old camp house. The entire ranch had new fences constructed after the 2011 wildfire. There are 11 pastures plus two traps.

    Recreation:

    Wildlife: The Butterfield Peak Ranch has produced many superior quality, low fenced, whitetail deer over the years. There is a good population of Rio Grande turkey, quail, dove and hogs, both feral and javalina.

    Minerals:

    Seller will convey their 32% executive rights and 25% mineral interest. There are currently seven wind turbines on the west end mountain. There is a good minimum income that increases every five years. Ask for details.
