    Location:

    The Broken B Ranch is located Southeast of Mertzon, Texas down an easement approximately 2 miles off County Road 201. The easement road has recently been rebuilt and is considered to be in great condition.

    Terrain:

    The ranch is rolling hills with live oak and other native brush throughout the ranch. There are some seasonal wet weather draws that run through the property, giving the ranch some nice diversity of landscape.

    All owned minerals will convey with the sale of the property. There are two abandon oil wells on the property. This area of Texas is hard to find minerals on this size of tract.
