Broken B Ranch
The Broken B Ranch is located Southeast of Mertzon, Texas down an easement approximately 2 miles off County Road 201. The easement road has recently been rebuilt and is considered to be in great condition.
The ranch is rolling hills with live oak and other native brush throughout the ranch. There are some seasonal wet weather draws that run through the property, giving the ranch some nice diversity of landscape.
There is one water well on the property that the neighbor and current owner have a shared water well agreement. There are two water troughs on the ranch that supply water to the livestock and wildlife.
The ranch improvements consist of a well-built high fence around the perimeter of the property. The owners are letting the blinds and feeder go with the property. The list includes: 3 blinds, 3 corn feeders and 2 protein feeders.
The property has great recreation value, close to Mertzon and supplies, making it convenient for a weekend getaway place. One big added bonus is the previous owner brought in better white-tail deer genetics many years ago. Now all the deer on the ranch were born and raised on the ranch. There have been some 150 to 170 class bucks harvested from the ranch. Also, on the ranch are an abundance of turkey and other native wildlife species.
All owned minerals will convey with the sale of the property. There are two abandon oil wells on the property. This area of Texas is hard to find minerals on this size of tract.
This is a great private recreational tract with a blank slate to build your dream home or build a nice weekend getaway house to bring family and guest. This place will make a great hunting place for this year’s deer and turkey season.
