    General Overview:

    Lee, Lee & Puckitt is proud to have obtained the exclusive right to sale the Box Ranch in Coke County, Texas. The ranch has been a generational family ranch and has been primarily a cattle and hunting ranch.

    Location Description:

    The ranch is located approximately 11 miles west of Robert Lee, Texas off of FM 2059.

    Terrain:

    The Box Ranch has diverse terrain from fields to several creek bottoms. On the west side, the ranch becomes a little more rugged terrain with some great views of the countryside. There are some wet weather creeks that run into Pecan Creek, and there are some scattered pecan trees along the banks with a few oak trees scattered in some areas around the ranch.

    Water:

    Water on the ranch is considered to be good for the area. The ranch has 3 water wells, with two being windmills and one being an electric pump that is run to the improvements. Although Pecan Creek is not considered an all-weather creek, it does hold large pockets of water in most conditions making it a good source of water for wildlife.

    Improvements:

    The Ranch has a nice older home with a native rock exterior on the property but has been very well kept over the years. One big plus is there have been some recent bathroom updates in the home. The home sits up on a small hill overlooking Pecan Creek and over most of the ranch allowing for some great views from the back porch. Next to the house is an older, but very well-kept barn, with overhangs to store equipment. Not far from the rest of the improvements is a stock barn with a good set of working pens beside the barn. All the exterior fences are considered to be in good to great shape.

    Recreation:

    The ranch is surrounded primarily by other large ranches which contributes to having large whitetail bucks. Other wildlife includes turkey, quail, dove and varmints. This area is considered very good for hunting.
