    Location Description:

    Approximately 2 ½ miles east of Zephyr, TX. On FM 218. This property is in the NW corner of Mills County.

    Terrain:

    The ranch has a really nice elevation change, there is a high ridge which runs through the center of the place from east to west. Groves Branch transverses the south portion of the ranch. The north 2/3 of the property is scattered live oak country with improved grasses. There are some huge live oaks and live oak motts! The grass consists of side oats gramma, klein, wilman love, and B dahl bluestem, etc. and is in great shape. The south 1/3 of the property is native pastureland with heavier brush and lots of live oak.

    Water:

    Water is not an issue on this ranch! There are 3 small tanks (ponds), a recently drilled water well which is 430’ deep and produces 38 GPM, a windmill well with storage and finally a rural water meter stub at the gate (meter is $350 to install)!

    Improvements:

    The improvements consist of lots of new high tensil net wire fence, small set of steel cattle pens, and a windmill with concrete storage.

    Recreation:

    Although most of the ranch has an open appearance there are plenty of deer and turkey to hunt.

    Comments:

    This is as pretty of a place as you will find in this part of the state! All the work is done and would make a great place for a homesite. The ranch is crossed fenced into 3 pastures with a small trap by the pens. If you like live oak country and good grass you need to see this one.
