and has been awarded numerous land stewadship and conservation awards. A big
buck hunter's paradise 30 years in the making, the Z Bar has created and maintained
an elite formula for producing 150-210 B&C trophy-class whitetails year after
year since 2003. This central Texas ranch also boasts some of the best turkey, quail,
duck, and dove hunting in the region. Other improvements include multiple living
quarters, livestock watering systems, steel corrals and much more. Vegetation mix
along all types of terrains and some mineral rights will also be conveyed. The 7,500

Land Improvements: The Z Bar Ranch has gone
above and beyond when it comes to land
improvements. Through an EQIP contract, the Z
Bar was able to remove brush on over 445 acres.
Chemical IPT has also been used throughout the
ranch to contol mesquite re-growth. Over 66 miles
of line fence has been rebuilt to promote a rotational
grazing system that enhances the use of the
native range. Over 1,000 acres have been
re-seeded to create grazing and quail habitat. The
ranch has also constructed and planted a 4 acre
marsh that is ideal for migratory duck hunting.
Owners Home: A little over two years in the making and completed in late 2007, the owners home
was designed by architect Greg Wyatt of Wyatt & Associates, Inc. out of Dallas, Texas. The 7500 square
foot home with 5 bedrooms, 5 ½ baths lies atop 4000 loads of base and 1000 loads of top soil to create
an elevated knoll overlooking the lake. The home in itself is truly one of a kind from its lead coated
copper roof down to its floating concrete foundation. Most of the furniture was custom-designed for
the ranch house and will stay with the property. The exterior is made out of indigenous stone that
gives the home a unique look. The attention to detail throughout the house is what makes this a masterpiece
and a must see to appreciate its true beauty.
Owners Home Barn: The barn, or carriage house, has
similar exterior finishes consistent with the owners
home. Other attributes include a workshop, kitchen,
bathroom, and loft. Great for storage and entertaining!
Original Ranch Headquarters:This home has been
completely remodeled. A sleeping porch has been
turned into a master bedroom and master bath. New
features of the house include storage areas, utility room,
kitchen cabinets, appliances, fireplace, and Saltillo tile.
New Bunkhouse:This newly constructed cabin is 1275
square feet and is broken down into 3 different sleeping
quarters. Each efficiency is identical and features a full
bath, kitchenettes, and beds to sleep seven. The front
porch of the cabin has a view of a small lake as well as a
great place to relax.
Guide House: Also known as "The Lodge". This
1944 square foot cabin has been converted into a
cooking/dining area, recreation room for hunters
and quarters for hunting guides.
Workers Quarters:
This structure has been remodeled
by enclosing a shop area and processing room
that adds an extra bedroom and bath to the
already existing structure. This structure is now
being used as a workers quarters.
Ranch Managers Home:
Newly remodeled 3 bedroom,
2 bath, 1582 square foot home consists of a
rustic log cabin design and features 12' porches
along the front and back of the structure.
Equipment Barn: This barn consists of a 4500 square feet covered equipment
storage area and an adjoining 2264 square foot enclosed shop, office, and tool
room. Also, there is a 736 square foot covered concrete floor game processing area with
walk-in cooler and game hoists. The shop and office area features a full bathroom. The second floor
contains 624 square feet and is used for storage and a bow room. Newly added to the barn is a fitness
center with all new weight equipment and nice workout facilities.
Stables and Arena: This modern, all metal horse barn has 6 stalls off of a central alley way with feed room,
tack room, utility room, covered equipment/trailer storage, and a paddock area with large arena and pens
attached. There are also six kennels for hunting dogs located adjacent to the stables.
Water: Richland Springs Water system supplies most of the homes and improvements. A strong water well
feeds the lake (stocked with Florida bass) that lies below the main house. There are 3 solar equipped wells
and one submersible well that supplies the 35 new water troughs which are being fed through 5 miles of new
pipe line spread throughout the ranch. Along with the main lake there are a dozen more earth tanks/ lakes
ranging from small to several acres. The water system was very well thought out for livestock and game management
purposes.
Hunting: The Z Bar Ranch has been under a professional deer management program for over thirty
years under the tutelage of biologists Tommy Haley in the early years and currently Warren Bluntzer. The
ranch was game fenced in 2003 and has been feeding year round protein since that date. The Z Bar runs
a buck to doe ratio of two to one and a deer per acre ratio of 1 to 17. The ranch has developed a commercial
deer hunting program for many years and sells approximately 50% of its harvestable deer to commercial
hunters. All hunters are professionally guided, and with great care and discipline the ranch has
achieved an outstanding reputation in the deer world. In the last seven years, the ranch has seen its average
B&C score increase 21 inches! Deer harvest data is carefully recorded and is readily available. The Z
Bar trophy management program (based on Optimal Sustained Yield) continues to evolve favorably and
is projected to produce 22 high end management (135 to 150 ) B&C bucks and 15 trophy class ( 150 to
210 ) B&C Bucks in 2011. The largest trophy deer taken scored 206 P&Y and was harvested in 2005. The
ranch is designed for both gun and bow hunters; however, 90% of all bucks are harvested with a bow!
All deer to date are native to the ranch. In 2008, with the strict guidance of our consultant, Warren Bluntzer,
the owner sectioned off 200 acres and introduced 22 bred does and 4 breeder bucks to this area. The genetics of these deer are the finest available South Texas
typical genetics from the most reputable breeders. The DNA tested genetics boasts
200 B&C class on both the doe and buck side of these released deer! As a result of this
carefully managed program, the ranch will release approximately 100 bucks and does
with superior genetics into the ranch. The impact of this to the trophy management
program is expected to be significant! Exceptional wildlife stewardship has also
enhanced the abundance of turkey, dove, duck, and quail hunting.
Minerals: Owner believes to own ½ of the minerals. He will convey ½ of his
owned minerals.
