    Location Description:

    The J2 Ranch is located 15 miles Northeast of Snyder (Scurry Co.) Texas with around 1.2 miles of paved county road frontage. Snyder has Winston field a 5599fr paved airfield that is GPS capable.

    Terrain:

    The J2 Ranch has plenty of physical character. From low productive creek bottoms to rougher hillsides then considerable rolling to gently sloping uplands. Rough Creek and Cottonwood Creek cross through the North part of the ranch. Turkey Creek and Camp Creek pass through the South portion of this ranch. Mesquite and Cedar trees are the main tree cover with various brush, forbs and native grasses providing cover and food sources for all varieties of game birds and animals including cattle. A significant amount of Cedar has been cleared to improve quail habitat.

    Water:

    Water for the headquarters is provided by a water well, and the home also has a unique freshwater containment and supply system that services the kitchen. A second water well is located near the south boundary. Eight (8) dirt tanks (ponds) provide temporary and permanent surface water to all areas of the ranch. Cottonwood Creek flows in normal years and fills the waterholes along its meanders. Rough Creek has several good holes of temporary water. Fresh water mapping indicates the possibility of a minor aquifer in the Southwest part of the ranch

    Improvements:

    A rambling ranch style home of over 6,000 sqft with 2 large living areas, game room, five (5) bedrooms, four (4) baths, kitchen, dining, laundry room and an office make for a great family home or hunting lodge. Located near the home is a large cinderblock metal roof barn with enclosed and open equipment storage, feed room, tack room and shop plus livestock shed space. There is a set of corrals adjacent to the barn and a second corral near the south end of the ranch.

    Recreation:

    Much clearing has been completed to compliment the quail habitat with quail hunting being good to excellent during normal rainfall years. There is a combination of mule deer, whitetail deer, Turkey, Dove and hogs which also provide good hunting. One large pond is stocked with fish.

    Minerals:

    One section and Southeast corner of another section has approximately 2.5% mineral ownership and will convey. The remainder will convey as surface only.

    Comments:

    Where in this part of Texas can you find a ranch with the topography, water, multiple wildlife species plus a large home and barn for under $1,000 per acre in a 21-inch rainfall area.
