Location: The Ruffin Ranch is located in western Concho County being approximately 8 miles west of Eden, TX. On U.S. Hwy 87 or approximately 34 miles S.E. of San Angelo, Texas.
Terrain: Lots of liveoaks cover this gently rolling hill country ranch. Beautiful views from many hilltops within this high fenced ranch. There are some limestone outcroppings and some lower creek bottoms. Several signs of older springs in the pecan bottoms as well. The turf on this country is all native and considered good. Mesquite, juniper, hackberry, pecan and other native brush make this ranch very optional for wildlife habitat
Water: There are six main pastures and two traps which are cross-fenced within the ranch. There is a nice water-pipeline system within the ranch as well. There are water troughs in every pasture for wildlife and cattle. One water well at the headquarters supplies water to three, large concrete storage reservoirs that serves the pipeline and troughs. There are also 3 earthened tanks. One of them is very large and stocked with catfish!
Improvements: The accommodations for housing, working and recreation are perfect for a commercial or private hunting ranch: MAIN HOUSE – Is a very nice 4 bedroom/2 bath home with very nice living room and kitchen. CAMP BUILDING – A very unique setting that is the perfect set-up! A huge 60’ X 120’ steel framed building with six fully contained sleeping quarters with bunkbeds. Big commercial kitchen fully equipped. Large office for the manager. A large gathering area for eating and visiting with a large wood burning stove. A glassed- in porch for relaxation and game watching over the nearby deer feeders.
Recreation: This high fenced hunting/cow ranch is perfect for the cowman and the hunter in you! Nine deer breeding pens and a deer barn were built to implement a deer breeding operation. The hunting on the ranch is very good with several species of game including White-tail deer, Red Stag, Axis, Black Buck Antelope, quail, hogs and dove. A census game count was taken in the Fall of 2016, and we will be glad to supply those numbers to the potential prospects. For many decades, cattle have been grazed on this ranch country. There are currently 140 head of mother cows being managed on the ranch. A good set of pipes corrals are located in the center of the ranch.
Minerals: All of the owner’s mineral rights will be conveyed with the sale. Reportedly, there are 5 oil wells and one injection well. Owner’s income in 2015 equaled $7500 whereas in 2016 Jan-Sept equaled around $1000.
Comments: Lots of management, planning, and detailed work has been put into this ranch making it one of Texas finest, and well improved hunting ranches of the market. A RARE FIND!!
