    Location:

    The Hawkeye Ranch is located in between Brady, Texas and Brownwood, Texas on the eastside of Hwy 377 and CR 448. Brownwood & Brady are both about a 20-25 minute drive from the ranch.

    Terrain:

    The ranch is gently sloping to level with scattered live oak & mesquite. There is approximately 150 acres in klein grass with very productive soils. The pastures range from thick native brush to open grass fields with scattered live oak trees.

    Water:

    This property has several sources of water, it is considered to be an excellent watered ranch. First, there is Richland Springs CO-OP water to the house, this is a huge plus. There are 2 water wells with submersible pumps, both having metal well houses over the well & equipment. One of these wells fills a 5’x20’ concrete reservoir with crystal clear water. This would make a great swimming pool and storage. There is also a waterline run out into the pasture to a water trough. Now for the surface water, there are five tanks, three small ones and two that are connected & when full is around 8 acres. These twin tanks have been extensively managed for bass fishing by Pro Lake Management out of Comanche, TX. Since the twin tanks were built they have caught 3 bass over 9 pounds! Both tanks have floating docks on them with fish feeders. When full the tank is 22 feet deep.

    Improvements:

    The Hawkeye Ranch has numerous improvements, a 3594 sq.ft home, bunkhouse, large set of steel cattle pens, barn, shed, good fences & roads. This house which is 8-9 yrs.old is a two story with three bedrooms and three bath rooms. It is constructed of Austin Stone with a metal roof, this is an extremely nice home. There is a diesel generator which will power the house if the electric power ever goes out. The yard around the house is watered by a sprinkler system. There is a 2 bedroom bunkhouse down the hill from the main house. This bunkhouse is fully functional & nice, it consist of 2 bed/1bath, living room & kitchen with central air & heat. There is a top notch set of well designed livestock pens with a squeeze chute. Next to the pens is a large three sided metal barn with a saddle house in it. Just down from the house is a small tool shed/equipment barn with an air compressor and 220v electricity run to it. The fences are in good to excellent condition, some are new.

    Recreation:

    This property has good deer and turkey hunting as well as dove hunting. There are some deer blinds and feeders already in place. The twin tanks offer some excellent bass fishing opportunities, and with the docks in place makes for a great swimming hole.
