    Location:

    Box Canyon Ranch location is approximately 13.5 minutes southwest of Robert Lee Texas or 10.5 miles north of Water Valley Texas on highway 2034.

    Terrain:

    All but around 45 acres is level to gently sloping land. The 45 acres is a scenic box canyon that would require exploration by any adventurous person. There is an old field containing around 45 acres that could be reclaimed for a food plot. Brush and tree cover consist of cedar mesquite and various brush species.

    Water:

    There is a new cased (large casing) water well in the northwest portion of the ranch. It was reported to produce 100 gallons per minute on a long term test. Electricity is approximately .5 miles west of the water well and .9 miles southwest of the well. Solar power would be a great option for the well.

    Improvements:

    Two sides of the ranch consist of new to good fence with the remaining sides having older fair to poor net & barb wire fence.

    Recreation:

    Recreational game on the ranch consists of whitetail deer, Rio Grande turkey, hogs, dove and quail.

    Minerals:

    Sellers will convey all executive rights and 50% of lease bonus rights and royalty that they own.
