    Location:

    This recreational ranch is located approximately 15 miles west of Ballinger or 5 miles east Tennyson on CR 287.

    Terrain:

    Mesquite Hills Ranch has plenty of diverse topography from rolling hills with very scenic views to low lying flats and big draws. Along with no grazing since 2008, habitat improvements have been consistent including grubbing and raking, erosion control, seasonal disking, and reseeding with quality native mixes. These efforts have resulted in a ranch with extraordinarily strong hunting for the widest range of wildlife include deer, quail, doves, turkeys, waterfowl, Sand hill Cranes, and various varmints. Terrific rains the past three years have resulted in this area of Runnels County being considered tops in the state for quail hunting.

    Water:

    Can someone fish all day in West Texas? You can at this ranch. The property has eight strong, fully stocked reservoirs of varying sizes. All but one held water at the pinnacle of the recent drought. Bass to 10 pounds and catfish to 20 have reportedly been caught. The fishing is reported to be amazing.

    Improvements:

    A beautiful three year old 1650 square foot 3 bed 2 bath home sits on a central hill sporting amazing views of the ranch and West Texas. The open floor plan and huge glass doors in the living room and view facing bedrooms provide amazing views of the surrounding area. The house has stained floors, Alder cabinets, solid surface counters in the kitchen and baths, and plantation shutters. An east facing, large covered patio provides the ideal place to entertain. A 1600 square foot insulated barn plus 800 square feet of covered area sits very close the house. The barn includes a game cleaning area. The barn also includes an enclosed heated and cooled area with a full bath and kitchen for overflow guests. The recent finish out in the barn will sleep 6-8 additional people. Plenty of room remains in the barn for storage of vehicles, tools, etc… Water to both facilities is provided by modern rain water collection systems with 10,000 gallons of storage with filtration and purification systems included.

    Recreation:

    The ranch was game fenced in 2009 to allow for better control and management of the deer herd. The ranch was immediately given MLD level 3 status by TPWD allowing for long seasons and aggressive management of the herd. Fifteen tagged does were moved in from another area game fenced ranch with a mature, quality herd. The Mesquite Hills Ranch consists of a totally native deer herd. This quality, native herd has never been exposed to pen raised animals. Years of quality management has results in a herd with a 1.5 to 1 buck to doe ratio along with a balanced age structure in the buck segment of the herd. While some large 8 and 9 points have been killed no trophy animals have been killed as of yet. 2017 represents the first year where several old trophy animals can be taken knowing younger quality bucks are coming up to fill their spot in that older age class. Free choice protein has been provided in years past. Approximately 30 Acres of food plots have been planted each fall for further supplement. Quality feed is further enhanced with a near ideal distribution of water throughout the ranch. The 2017 deer survey is available upon request.

    Comments:

    TAXES: 2016 taxes totaled $4,641.63. Has wildlife 1-d-1 exemption. This is the perfect recreational hunting and fishing ranch/retreat for a family or company. The heavy lifting and investment of years to build a quality herd is all done. Just come and enjoy!
