    Location:

    The ranch is located 22 miles southwest of Coleman, Approximately 9 miles south of Voss, or 10 miles north of Doole, Texas. Access to the property is on Country Road 312 and the country road dead ends at the entryway of the property.

    Terrain:

    The ranch has a wide range of terrain from rolling mesquite bottoms with wet weather creek- beds to hilltops with great views. There are some hardwood trees on the property including oak and pecan. There is approximately 200 acres in cultivation and is currently planted in wheat.

    Water:

    The XRY Ranch boasts of having a little over 1 mile of Colorado River frontage with some big holes of deep water. There are no water wells on the property, but the house is on the Coleman rural water system and a centrifugal pump is in the river that is hooked up to a sprinkler system in the yard. Also, there is a water line that runs through the property that supplies water to most of the traps and pastures. The property also has a large handmade dam from the 1920’s that holds a nice size lake on the north end of the property.

    Improvements:

    The ranch has a well maintained double wide home with a big kitchen and living area. The home is a 3 bed/2 bath approximately 1600 sq.feet with a big covered carport and storage buildings attached. The fences are in good to fair condition throughout the property. Also, there are two sets of older working pens on the ranch.

    Recreation:

    The ranch has a wide range of wildlife with white-tailed deer, quail, dove, hogs and lots of turkey. Owner’s blinds and feeders will convey with the property. The current hunters do have some blinds and feeders that are theirs and they will not stay with the property.

    Minerals:

    Owner believes to own 50% to 60% of minerals on average and will convey 50% of what they own with sale of property.
