    Location:

    This ranch is located approximately 4 miles north of Sweetwater, Texas on the west side of FM 419 on the Nolan/Fisher county line. Sweetwater has a population of about 12,000 and offers a general aviation facility (Avenger Field), a regional hospital, hotels, shopping and restaurants. Abilene, Texas is about 40 miles to the east with a population of about 117,000. Abilene offers a regional airport, 2 hospitals, 3 universities and many restaurants.

    Terrain:

    The Dulaney Creek Ranch terrain is gently sloping mesquite country with three named creeks transversing the property. The ranch has a very good mix of native brush & grasses with the predominant tree cover being mesquite. There is very little cedar on the ranch! There is enough elevation change to offer some amazing views of the area.

    Water:

    This ranch has more sources of water than any ranch I have seen in a long time. To start with, there are 5 submersible pump wells ranging from 10 GPM to 15 GPM at a depth of 200 ft. to 240 ft. These 5 wells have all been recently drilled. Water is piped from these wells across the ranch to many locations through mostly 2” PVC (NEW). In addition to these wells there are 7 windmills which are currently not in use. Bitter Creek rural water line runs down FM 419 and seller owns 1 meter which is piped to the boxcar. In the southwest part of the ranch is a private water line crossing the property with a tap and trough in place. There is a nice size tank in the middle of the ranch with five smaller ones scattered through out, all connected to the water lines. The three creeks (Dulaney, Rough, & Kildoogan) have seasonal holes of water in them from time to time.

    Improvements:

    There is a nice set of steel cattle pens located in the center of the ranch. On the east side of the ranch near the entrance is a box car with (2) 22x40 covers off both sides to park/store equipment & vehicles under. The seller has run electricity & rural water to the box car.

    Recreation:

    The ranch is currently being managed for whitetail deer and is not leased out or commercially hunted. The seller has 5 protein feeders placed across the ranch along with 3 food plots ranging in size from 3ac. to 10ac. There are some very good quality bucks in the area. The dove hunting is excellent and the quail are coming back, on recent visits to the ranch some very large coveys have been seen. Turkey are all over the ranch and the hunting should be top notch, they roost on the ranch along the creeks. This is an excellent combination hunting ranch and would make a great high fence prospect.

    Minerals:

    Seller owns all of the minerals and will convey 25% of the minerals. The ranch is not presently leased for oil & gas exploration. The ranch lies within the Cline Shale formation.
